A developer is proposing an eight-unit warehouse site on a single-acre plot off Route 9 to house trailers, cars, equipment and general construction materials.
The warehouse would be located at 1879 Lakewood Road (the south side Route 9), west of Riverwood Drive, and just east of Silverton Road, a filing with the Toms River planning board states. The Ocean County Business Park is located directly to the east and north of the property.
The applicant, 1879 Lakewood Road, LLC, also proposes parking, landscaping, lighting, utilities and stormwater facilities which include a subsurface stormwater basin and an above ground stormwater basin, according to planning document.
The developer is asking for a number of variances, including the waiver of a regulation the states no bulk storage of materials of equipment be permitted between any side or rear lot line and the required side or rear setback line. The applicant is proposing storage within 5-feet from the side property line where 20-feet is required and storage within 5-feet of the rear property line, whereas 30-feet is required. Another variance is being requested, with the developer asking for a waiver of the prohibition of on-site bulk storage of material exceeding 10-feet.
The lot on which the warehouse is proposed currently appears to be used as a scrap yard. The applicant will appear before the planning board at the board’s April 5 meeting, which begins at 6 p.m. at the township municipal complex.
