A developer is seeking permission to build a new medical office in Toms River whose parking lot will front a residential street, thus requiring several variances from the township zoning board.
The proposed 13,510 square-foot project will be located at the corner of Lakehurst Road and Williamsburg Drive. The postal address will be 8 Williamsburg Drive. The office will be 3,950 square feet.
According to documents filed with the township, the medical office itself will front Lakehurst Road, but associated parking will be located located in a portion of the property fronting Williamsburg Drive in the residential zone. The building is proposed to be developed on two lots that are currently vacant. A stormwater basin would also be located in the residential zone if the project is approved.
The project will require a use variance, since commercial or medical properties are not normally allowed in residential zones. The developer, 8 Williamsburg, LLC, will also seek several design waivers, since the company does not plan to submit a tree management plan, plans depicting land contours and plans showing existing and proposed manholes, sewer lines, stormwater management facilities, waterlines, fire hydrants and utility poles with 200 feet of the project area.
The case is scheduled to be heard May 11 at 7 p.m. at the township municipal complex.
