A plot of land previously occupied by a gas station may become a bank pending approval by the Toms River planning board.

Chase Bank is seeking approval to build a bank with two drive-up ATMs, off-street parking and associated signage at 1095 Route 37 West. The property is located just east of Bananier Drive and Romana Lane.

Chase has requested a variance from the minimum front yard setback requirement, as 100 feet is required and 81.75 feet is proposed to Bananier Drive and 86.51 feet is proposed to Route 37, and the minimum front yard setback to parking, as 35 feet is required and 15 feet is proposed. The banking company has also requested design waivers for landscaping for nonresidential uses to allow 33 trees, rather than 59 trees, and disturbance within the tree protection zone.
